Read the following information very carefully. It's about you. It's about a commitment, our commitment to you. We believe that there is nothing more important than your well being.
With that in mind we've put in writing our commitments to you. You see, we have found that lots of real estate agents can make promises. But do they always keep them? Therefore we make NO promises, ONLY COMMITMENTS.
We hold ourselves accountable. Accountable to you. To your future. To your investment in a new property. It is our sincere intention to serve your commercial real estate needs for life, not just one time. We intend to deliver the kind of service that makes you feel secure in your decision to use our services both now and for life!

Buyer's Bill of Rights
- We will furnish you information about the area, including demographics, traffic counts, and - for your employees - information on schools, shopping, and any other requested information.
- We will make time to work with and show properties to you according to your schedule, at all times possible.
- We will enter into a written exclusive agency agreement, which includes the fiduciary duties of loyalty, obedience, confidentiality, disclosure, accounting, and due care, and which makes you our client, rather than just a customer.
- The agency agreement will also denote that our commission comes from the proceeds of the transaction. And in the event of an actual dual agency situation, our commission will come from the seller or seller's agent. It is our desire that you are comfortable and confident in our ability to serve you at all times. Therefore, if you, at any time want to cancel this contract, we will honor your wishes.
- We will act as your fiduciary consultant (never as a facilitator, contract broker, etc).
- We will do everything we can to make the transaction go as smoothly as possible for you.
- We agree to make every appropriate property currently for sale in our area, which meets your stated needs and wishes and which is within reach of your financial ability and comfort level, available for inspection
- We will advise you of the pros and cons of different areas of the city, as it relates to your financial capabilities and specific expectations.
- We will advise you of the pros and cons of each property viewed, unless our real estate brokerage firm or we listed the property. If the property is listed by us or by the real estate brokerage firm for which we work, we will make all legally required disclosures.
- We will give you a modified appraisal/opinion of value of the actual value of the property chosen by you before you make an offer to purchase it, unless we or our real estate brokerage firm listed the property.
- We will help you negotiate the best price for the desired property unless we or our real estate brokerage firm listed the property.
- We agree to help you choose a reputable team of professionals to help you through the Due Diligence (if requested).
- At your request, we will work to obtain the most competitive financing by dealing with several direct lenders, commercial mortgage brokers or other forms of financing that may be available.
- We will not do anything that would encourage you to become obligated to any ancillary service provider, including a lender, before having a fully executed contract to purchase property, unless approved in advance.
- We agree to assist you with and be present at the closing.
- We agree to be personally responsible as your consultant, and our broker agrees to be responsible, for making certain that any agreed upon referral fee is promptly tendered, at the time of closing.
This is our pledge to you as our buyer client.
